Size: One story Flex building - shell only; 42,110 SF
Site: Immediately south of Washington Dulles International Airport at
the intersection of Sully Road and Lee Jackson Memorial Highway; 3.25 acre
Schedule: June 1998 - November 1998
Site: Clearing, grading, curbs, landscaping, sewer and storm
Foundation: It will be founded on reinforced concrete footings with a
4-inch thick concrete reinforced slab at grade.
Superstructure: Primarily comprised of structural steel framing.
Facade: Building insulation includes fiberglass batts at the metal
stud framed exterior walls and soffits.
Roof: Construction will be comprised of a ballasted, loose laid,
single-ply E.P.O.M. membrane type roofing system.
Finishes: Walls will be predominately exposed structure, with the
exception of painted gypsum board interior portions.
Fire Protection: The building will be protected by a hydraulically
designed automatic wet pipe fire smoke protection and portable fire
Plumbing: Services include domestic water, sanitary sewer and natural
HVAC: Gas-fired horizontal discharge unit heaters.
Electrical: Transformer - power rated at 1000 amperes 480/277 V, 3
phase, 4 wire.
