Size: Rectangular three-story office building, 41,638 SF

Site: Located in the proposed development of New Lexington Terrace

Labor: Non-Union, Davis Bacon Wage Rates

Outline Specifications

Site: Utilities, lighting, parking lot for 144 cars, perimeter brick walls along West Saratoga Street and Martin Luther King Blvd., ornamental fencing along West Mulberry Street, and landscaping.

Foundation: Reinforced concrete footings with concrete masonry foundation walls; six-inch thick concrete reinforced slab at grade.

Superstructure: Exterior walls will be predominately constructed of 4-inch brick veneer over light-gauge steel framing.

Facade: Exterior walls, comprised of brick masonry veneer, exterior insulation and finish system (EIFS) and pre-finished aluminum window and store front curtain wall systems.

Roof: Ballasted, adhesive applied elastomeric membrane (E.P.D.M.) type roofing system over tapered rigid insulation; protective roof walkway pads are also specified.

Finishes: Floors will be finished with quarry tile, quarry base tile, vinyl tile, vinyl cove base, carpet and ceramic tile. Walls will be predominately painted gypsum board, vestibule walls with brick veneer, toilet rooms with ceramic tiles. Ceilings will be predominately acoustical ceiling tile.

Fire Protection: Hydraulically designed automatic wet pipe fire suppression system; fire alarms, smoke protection and portable fire extinguishers will also serve as fire protection devices.

Plumbing: Services include domestic water, sanitary sewer and natural gas. Four gas meters serving the rooftop.

HVAC: Six roof mounted gas/electric air handling units

Electrical: Transformer 480/277 V, 3-phase, 4-wire.
